Definitions

• Enquirer or visitor means any person or entity visiting, accessing or otherwise using our website BedfinderCR.com..
• We, us, our, our website means Costa Rica Bedfinder S.A.owners and employees.
• You, your, operator, owner, property means the owners, management or staff of an accommodation entity advertised on BedfinderCR.com.

Fees

• There is an obligation for you to pay our referral fee after a visitor referred from our website has stayed with you.
• We provide owners or operators with a summary of booking enquiries received through our website on a periodic basis, on which you will indicate the enquiries that have eventuated in paid stays.
• The confirmation of stays is completed by you whether or not any bookings have resulted from the enquiries.
• If a property fraudulently reports a "no stay", we reserve the right to remove the listing immediately and permanently.

Removal of listings

• We reserve the right to refuse or remove any listing, and to edit or remove any information on our website at any time.
• You may remove your listing at any time by e-mailing ads@BedfinderCR.com
• If you remove your listing you must pay any invoices outstanding at the time of removal. You must also complete a confirmation of stays form for future months and pay any fees owed for these future stays at the time of removal.
• We reserve the right to suspend or remove any listing at any time without specifying a reason. Reasons include but are not limited to:
• Non-working email address or using filters to block our emails
• Fail to reply to our request for confirmation of stays
• Fail to pay our invoices in a timely manner
• Reasons based on guest feedback or our own survey :
• Fail to operate the accommodation in a professional manner
• Fail to respond to enquiries in a timely and professional manner
• Failure to update property availability status

Accuracy of Information

• You must provide reliable, complete, accurate and up-to-date information to our website viewers and enquirers.
• You must not mislead enquirers by omission.
• You must not mislead enquirers regarding the quality, fittings, features or any other aspect of your property.
• The rates you advertise on our website must be accurate and adhered to.
• You must keep your property availability status current at all times as displayed on the availability calendar on our website.

Contact Details
Our system provides your email address to the enquirer once you have responded to indicate availability. Contact information must not be part of your listing information or description. If contact information is found within a listing as a way to bypass our referral system, the listing will be promptly removed.

Property Verification
Prior to activating your listing, we may at our discretion request for an official document to verify the existence of the property, its address, your ownership or management representation. Examples include electricity or water bill, home insurance policy, property tax receipt, business or corporation certificate, etc. If the document is not in your name, you will need to provide us with proof of relationship to its owner and/or authority to list the property.

Insurance and right to trade
You must have adequate public liability insurance cover. It is the property owner’s responsibility to meet any liabilities which could result from guests staying at your property.

Liability Disclaimer
Costa Rica Bedfinder SA disclaims totally all liability to any person for loss or damage of any kind (however caused, including by negligence) arising from or relating in any way to the material contained within, and/or the use of, our website or the provision of any services by it.

Privacy
To list a property we do require information about the owner, the owner’s representative or company, and details about the property. We treat all personal information as confidential, and take all reasonable steps to ensure that personal information is stored securely. Property Owners or their representatives can update or correct errors in their information by contacting ads@BedfinderCR.com.

Contact information of the owner or operator is provided to visitors who make an accommodation enquiry. Your personal information will not be provided to third parties for marketing or promotional use.

Operators of accommodation are expressly forbidden from using the contact information of visitors for any purpose other than that related to the accommodation request made through our website. If you wish to use the visitor's contact information for any other purpose including but not limited to adding them to a mailing list, you must obtain the visitor's explicit agreement.

Transactions
Although provides the original contact between he property owner or operator and our website visitors, any subsequent communication and transaction entered into between you and the website visitors is at your own discretion and is your own responsibility.

It is the responsibility of the enquirers and the property operators to finalize and confirm bookings. BedfinderCR.com cannot be held liable for any problems that may arise in association to the booking, including but not limited to problems relating to non-payment, no show, property damage or state of cleanliness.

Property owner or operator is responsible for conducting their own investigation regarding any and all claims made by prospective renters. We are not responsible for the conduct of our website visitors at any point of the booking or stay process.

Booking enquiries are forwarded to you directly from our website. They may be confirmed or denied by you at your own discretion. It is a condition of listing your property on BedfinderCR.com that all enquiries must be responded to promptly, even if the accommodation is unavailable.

If your property ceases to be a vacation rental property, you must inform us as soon as you know. You must also inform any guests who have bookings beyond the closure date. It is your responsibility to return to these guests any deposit and assist them to find alternative accommodation.

Copyright
You must not provide information to us or to visitors which is copyright unless you hold the copyright or have permission from the copyright holder. You agree for your copyright information to be displayed on our website and be provided to visitors for the purpose of advertising your property. You agree that website visitors may download, display and print your copyright information in association to booking your property.

Website Use
You must not use or access for any unlawful or prohibited purpose either as stipulated in these Terms and Conditions, or governed by other applicable laws and regulations.

We do not guarantee uninterrupted and/or secure access on our website at any time and cannot be held liable for any loss resulting from your relying on our website security, supply of information, or access to our website.

By listing your property on you accept all of the above terms and conditions.

Your continued use of our website indicates that you indemnify Costa Rica Bedfinder SA's owners and employees from any damage, loss or costs in connection with any breach of these conditions, or any other legal obligation by you and your use of, or conduct on BedfinderCR.com.
